Stamp Duty News for First Time Buyers

Great news from the 2010 Budget announces from 25 March first-time buyers purchasing properties worth up to £250,000 will pay no stamp duty. We are extremely excited as this will really help first time buyers onto the property ladder. We have heard that they plan to have the scheme in place for approx two years, but while we just wait for the final points of the incentive to be confirmed, we are very happy for our First Time Buyer market to have this opportunity.

With the news from the Budget and last weeks news from Yorkshire Bank offering 95% Loan to value products to First Time Buyers, we hope that this should create a turning point that we have waiting so long for.

New Mortgage Lender back on the Market

We are really excited to see that Kensington Mortgages are now back on the Market lending to customers. They are offering products that really ‘fill a gap’ in the market.

Some of the key points that make Kensington especially attractive are:

  • No credit score, however carry out a full credit search (including CAIS information) and manually underwrite
  • No CCJ’s/defaults/arrears in last 24 months – If over 24 months they will ignore (even if outstanding), explanation required
  • Will accept up to 2 missed payments on any number of unsecured debts in the last 12 months – must be up to date on application
  • Will consider 100% of all provable income (bonus, overtime, tax credits etc)
  • Self-employed applicants only need to provide 12 months accounts
